AN ORDINANCE OF THE CITY OF
CATHEDRAL CITY AMENDING THE ZONING
ORDINANCE BY MAKING ADDITIONS TO THE

DEVELOPMENT STANDARDS IN THE R2 ZONE.
The city council of the City of Cathedral City does ordain as follows:
SECTION 1. Subsection d. of Section 3 of Division A. of Article IV of the
Cathedral City Zoning Ordinance concerning development standards in the
R2 zoning district hereby is amended by the addition thereto of the following
provisions:
o All required parking spaces shall be fully enclosed
garages (notwithstanding any different provisions in
Division A of Article V);
o Roof construction shall be Class "A" or "B" (see
U.B.C.) or composition roof with two inches minimum
aggregate;
o Each rear yard shall be enclosed by a minimum five
feet high fence (no chain link fencing);
o Front yard fencing shall be attractive and compatible
as prescribed by architectural and site plan review;
o Windows shall not be located closer than forty inches
from any exterior door lock, unless otherwise
approved by the Architectural Review Committee;
o A dead bolt with a minimum one inch throw shall be
required on all exterior doors (except sliding glass
doors);
o Each front door shall be equipped with a peep hole;
o All sliding glass doors and windows shall be equipped
with locks specially designed to prevent unauthorized
entry;
o All entry areas shall be equipped with minimum one
foot candle lighting;
o Street numbers shall be posted on the street side of
the frontmost building, in contrasting color to the
building;
o Concrete curb, gutter, sidewalk, and asphaltic
concrete paving, and appurtenances (per City
standards) shall be installed within public
rights-of-way abutting the project site;
o On-site driveways shall be concrete; and

o Covered patios shall be installed in rear or side yard
areas, with each to have concrete (or equivalent
quality) decking and a fence or other means of
separating each unit's patio from others for purposes
of privacy.
L SECTION 2. Subsection e. of Section 3 of Division A. of Article IV of the
Cathedral City Zoning Ordinance concerning other required conditions applicable
as standards in the R2 zoning district hereby is amended to read as follows:
e. Other Required Conditions:
o Architectural and site plan approval by the staff of
the Department of Community Development shall be
required for all principal structures including
dwellings, carports, garages, screen walls, fences and
trash enclosures visible from a public street;
o Where a multiple family site adjoins an R1 site, a
screen wall not less than six feet in height shall be
located along the property line, except in the
required front yard or on the street side of a corner
lot; and
o All multi-family developments shall have landscaping
and irrigation plans approved by city staff and
installed in front, side and rear yards;
o Minimum dwelling unit size requirements based on
number of bedrooms are as follows:

5 or more 1,275 sq. ft.
4 1,200 sq. ft.
3 1,025 sq. ft.
2 950 sq. ft.
1 825 sq. ft.
0 700 sq. ft.
o Trash enclosures shall be provided for all uses per
the requirements of Article V, Division P.
SECTION 3. EFFECTIVE DATE. This ordinance shall be in full force and
effect thirty (30) days after passage.
SECTION 4. The City Clerk shall within 15 days after the passage of this
ordinance, cause it to be posted in at least the 3 public places designated by
resolution of the City Council; shall certify to the adoption and posting of this

ordinance; and shall cause this ordinance and its certification, together with
proof of posting, to be entered in the book of ordinances of this City.
The foregoing ordinance was approved and adopted at a meeting of the
City Council held on January 15 , 1986, by the following vote:
Ayes: Councilmembers Krings, Murphy, Paquette and Mayor Pro Tern Smith
