AN ORDINANCE OF THE CITY OF CATHEDRAL
CITY AMENDING THE OFFICIAL ZONING MAP FOR
THE CITY, BY REZONING PROPERTY REFERRED TO
IN CHANGE OF ZONE NO. 1-023 "C".
The city council of the City of Cathedral City does ordain as follows:
SECTION 1. The Official Zoning Map of the City, Division B of Article II
of Ordinance No. 80, the Cathedral City Zoning Ordinance, hereby is amended
by rezoning from R2-B-S to RM-S that certain property shown and depicted for
such rezoning on the map which is attached to and made a part of this
ordinance, and which attached map is labeled "Change of Zone No. 1-023
Exhibit C".
SECTION 2. EFFECTIVE DATE. This ordinance shall be in full force and
effect thirty (30) days after passage.
SECTION 3. POSTING. The City Clerk shall within 15 days after the
passage of this ordinance, cause it to be posted in at least the 3 public places
designated by resolution of the City Council; shall certify to the adoption and
posting of this ordinance; and shall cause this ordinance and its certification,
together with proof of posting, to be entered in the book of ordinances of this
City.
The foregoing ordinance was approved and adopted at a meeting of the
City Council held on March 6 , 1985 by the following vote:
Ayes: Councilmembers Krings, Martin, Murphy, Paquette and Mayor Smith
Noes: None
Absent: None

Planning Commission Minutes Feb 13, 1985
Chairman Morgan introduced an added starter, Change of Zone No. 1-023 C, and
asked staff to present their report.
Mr. Dittmer stated that at their December 12th meeting the Planning Commission
• approved Change of Zone No. 1-023 "C" as follows: On approximately 55 acres of
property located north of Gerald Ford Drive, west of Plumley Road, and east of
Date Palm Drive that the area immediately abutting the commercial properties to
the west approximately 300 feet be zoned RM-S (0 to 15 dwelling units per acre
with Specific Plan overlay) and the remaining acreage to be zoned R2-S (0 to 10
dwelling units per acre with Specific Plan overlay). Mr. Dittmer reported that at
their February 6th meeting the City Council modified the Commission's
recommendation and approved the RM-S Zone (0 to 15 dwelling units per acre with
Specific Plan overlay) for the entire 55 acres. State Law requires that any
modification by the City Council on a Planning Commission recommendation
relative to Change of Zone applications the Planning Commission must make a
report.
Chairman Morgan commented that there were several residents from the Date Palm
Estates who had opposed the RM-S Zoning and asked Staff if they also attended
the City Council Meeting. Mr. Dittmer responded that there were several residents
who attended this meeting. However, Mr. Blumberg (property owner of the 55
acres in question) presented a plan which he felt would address the concerns
expressed by the Date Palm Estates residents. This plan included a 150 foot swath
from the rear property line of the Date Palm Estates to Mr. Blumberg's proposed
project.
Chairman Morgan noted that at the Planning Commission Mr. Blumberg did not
present such a plan and added that had he done so they (the Commission) may have
reconsidered their recommendation.
It was MOVED by Chairman Morgan and SECONDED by Commissioner Stone to
accept the City Council's approval of Change of Zone No. 1-023 "C."
This motion PASSED unanimously. Commissioners Fleming and Pike were absent.
