WHEREAS, an application for a Certificate of Compliance No. 2023-545 for one
parcel of real property located at the Southeasterly corner of East Palm Canyon Drive and
Date Palm Drive, within the West half of the Northwest quarter of the Southwest quarter of
Section 34, Township 4 South, Range 5 East, San Bernardino meridian, in the City of
Cathedral City, County of Riverside, State of California, was received by the City of
Cathedral City from the record owner of the said parcel:
City Urban Revitalization Corporation,
a California non-profit corporation;
AND WHEREAS, the said parcel is more particularly described as Parcel "AA" in the
legal description marked Exhibit "A", which is attached hereto and made a part hereof;
(APN 674-500-038) and
WHEREAS, said application for a Certificate of Compliance has been duly reviewed
in accordance with the Municipal Code of the City of Cathedral City.
NOW, THEREFORE, Parcel "AA" as described in Exhibit "A", which is attached
hereto and made a part hereof, is hereby found to comply with the provisions of the State
Subdivision Map Act and with local ordinances enacted pursuant thereto and is hereinafter
designated as a single legal parcel, entitled to such rights and privileges as are accorded it
by law:
This Certificate of Compliance relates only to issues of compliance or noncompliance with
the Subdivision Map Act and local ordinances enacted pursuant thereto. The said parcel
as described in Exhibit"A" may be sold, leased, or financed without further compliance with
the Subdivision Map Act or any local ordinance enacted pursuant thereto.

Development of the said parcel described in Exhibit "A" or its subdivision, adjustment or
merger may require issuance of a permit or permits, or other grants or conditions of
approval.

EXHIBIT "A"
Parcel 'AA":
All that portion of the West half of the Northwest quarter of the Southwest quarter of
Section 34, Township 4 South, Range 5 East, San Bernardino Meridian, according to the
official plat thereof, described as follows:
Beginning at the Southwest corner of that portion of Date Palm Drive, vacated by
Resolution recorded July 26, 1965, as Instrument No. 86104 of Official Records of said
Riverside County, and the True Point of Beginning;
Thence North 14° 55' 54" East along the Northwesterly line of said vacated portion of
Date Palm Drive, 78.16 feet, more or less, to the most Southerly corner of Parcel 3, as
shown by map in file No. 584-393 in the Palm Springs, California, office of the Bureau of
Indian Affairs;
Thence, North 17° 30' 25" East along the Easterly line of said Parcel 3, a distance of
46.25 feet toi the beginning of a tangent curve, concave Southeasterly, having a radius
of 10.00 feet, the end of said curve being tangent to the Southwesterly line of State
Highway 111, now known as East Palm Canyon Drive;
Thence, Northeasterly and easterly along said tangent curve, through a central angle of
101° 03' 54", an arc distance of 17.64 feet to the Southwesterly line of said Highway 111;
Thence, South 61° 29' 33" East, along the Southwesterly line of said Highway 111 a
distance of 207.87 feet to the beginning of a curve concave Northerly and having a radius
of 800.00 feet, a radial of said curve through said point bears South 14° 42' 52" East, last
said curve being the Northerly line of the Riverside County Flood Control Channel;
Thence, Westerly along the Northerly line of said Riverside County Flood Control channel,
233.58 feet to the True Point of Beginning.
EXCEPTING THEREFROM the following described portion of land:
Beginning at the Southwest corner of that portion of Date Palm Drive, vacated by

Riverside County, and the True Point of Beginning;

Thence, Northwesterly along said curve through a central angle of 11° 05' 57" an arc

Thence, South 69° 13' 57" West, 23.40 feet to the beginning of a non-tangent curve
concave Southeasterly and having a radius of 15.00 feet, a radial line of said curve

Thence, Southwesterly along said curve through a central angle of 12° 04' 45" an arc

Thence, South 05° 54' 44" West, 17.50 feet to the beginning of a curve concave
Northwesterly and having a radius of 43.12 feet;
