GRANT OF EASEMENT
FOR A VALUABLE CONSIDERATION, receipt of which is hereby acknowledged,
IIP-CA 2 LP, a Delaware limited partnership,
hereby GRANTS to the CITY OF CATHEDRAL CITY, a Municipal Corporation,
an easement for public street and public utility purposes over, under, across and through
those portions of Lot 10 of Amended Tract No. 12938, in the City of Cathedral City, County
of Riverside, State of California, as shown by map on file in Book 108, at Pages 60 and 61
of Maps, records of Riverside County, as more particularly described in Exhibit "A" , and
depicted in Exhibit "B", which are attached hereto and made a part hereof.

EXHIBIT A
An easement for public street and public utility purposes over, under, across and through
that portion of Lot 10 of Amended Tract No. 12938, in the City of Cathedral City, County of
Riverside, State of California, as shown by map on file in Book 108, at Pages 60 and 61 of
Maps, records of Riverside County, more particularly described as follows:
Beginning at the most Southerly corner of said Lot 10, being a point on the North right of
way line of Perez Road, said line being a curve, concave Southerly and having a radius of
550.00 feet, a radial of said curve through said point bears North 31°40' 56" East;
Thence, Westerly along said curve, through a central angle of 11°47' 01" an arc length of
113.11 feet;
Thence, continuing along the North right of way line of Perez Road, North 70°06'05"West,
164.45 feet to the Southwest corner of said Lot 10;
Thence, North 19° 53' 55" East, along the West line of said Lot 10, a distance of 6.00 feet;
Thence, South 70°06' 05" East, 164.45 feet along a line parallel with the said North line of
Perez Road and distant Northerly 6.00 feet, measured at right angles, from said right of
way line, to the beginning of a tangent curve, concave Southerly and having a radius of
556.00 feet, said curve being concentric with the last mentioned 550.00 foot radius curve;
Thence Easterly along said curve through a central angle of 11° 54' 41" an arc length of
115.59 feet to a point on the East line of said Lot 10, a radial of said 556.00 radius curve
through said point bears North 31°48' 36" East;
Thence, South 43°21' 25"West along said East line, 6.13 feet to the Point of Beginning.
Containing 1,672 sq. ft., more or less.

Municipal Corporation, Grantee, for a public street and public utility easement
on a portion of Perez Road is hereby accepted by the City Clerk of said City on
