LOT MERGER NO. 2021-534

WHEREAS, an application for Lot Merger No. 2021-534, for the merger of two (2) adjoining
parcels of real property as described below, was received by the City of Cathedral City from
the following described record owner of said parcels:
Owner: Cathedral Canyon Ventures, LLC, a Wyoming limited liability company.
Parcels to be Merged:
Parcel "A" as described in the Certificate of Compliance for Lot Merger No. 2017-494,
recorded on June 27, 2017, as Instrument No. 2017-0259916, in Official Records of Riverside
County, California, being the Northwest quarter of Lot 203 of Cathedral City, as per map
thereof filed in Book 13, at Pages 24 through 26, inclusive of Maps, Records of Riverside
County, California; (APN 687-215-024); and
The Southwest quarter of said Lot 203 of Cathedral City (APN 687-215-004);
Location: On East side of Cathedral Canyon Drive, between "C" Street and "D" Street.
AND WHEREAS, pursuant to the provisions of Government Code Sec. 66499.20.3 and City
Ordinance No. 659, said application requested the merger of the above described parcels;
and
WHEREAS, a legal description of the parcels as merged into Parcel "A", marked Exhibit"A",
and a sketch of the parcels as merged, marked Exhibit "B", are attached hereto and made a
part hereof; and
WHEREAS, said application has been duly reviewed in accordance with the Municipal Code
of the City of Cathedral City.
NOW, THEREFORE, Lot Merger No. 2021-534 as described in said Exhibit "A" is
hereby approved, and the parcels as merged and as described in Exhibit "A" and shown in
Exhibit "B" are hereby designated as a single legal parcel, Parcel "A", and said parcel is
entitled to such rights and privileges as are accorded by law.
This Certificate of Compliance relates only to issues of compliance or noncompliance with the
Subdivision Map Act, local ordinances enacted pursuant thereto, and the City's General Plan
and any applicable Specific Plans. The merged parcel described herein may be sold, leased,
or financed without further compliance with the Subdivision Map Act or any local ordinance
enacted pursuant thereto. Development of Parcel "A" as described herein may require
issuance of a permit or permits, or other grants of approval.
The merged parcel described herein may not be divided or adjusted further without
compliance with the Subdivision Map act and the provisions of the Cathedral City Municipal
Code.
Lot Merger No. 2021-534 as described and shown on said Exhibit "A" and Exhibit "B" is
subject to the recordation of a deed or deeds to effectuate the lot merger within ninety (90)
days of the recordation date of this Certificate of Compliance. If this lot merger is not
effectuated within the ninety (90) day period, then this approval may be considered null and
void.
