CERTIFICATE OF COMPLIANCE
LOT MERGER NO. 2021-533

WHEREAS, an application for Lot Merger No. 2021-533, for the merger of two (2) adjoining
parcels of real property as described below, was received by the City of Cathedral City from
the following described record owner of said parcels:
Owner: Juan Carlos De Leon, an unmarried man.
Parcels to be Merged:
--The Westerly half of the North 100 feet of the Northwest quarter of Lot 25 of Plumley and
Son Subdivision, as shown by Map filed in Book 10, at Page94 of Maps, Records of Riverside
County, California; Assessor Parcel No. 673-140-001; and
--The North 100 feet of the Northwest quarter of Lot 25 of Plumley and Son Subdivision, as
shown by Map filed in Book 10, at Page94 of Maps, Records of Riverside County, California;
EXCEPTING THEREFROM the Westerly half thereof; Assessor Parcel No. 673-140-002
Location: On East side of Date Palm Drive, between Dinah Shore Drive and Victoria Drive; .
Address: 34272 Date Palm Drive, Cathedral City, CA 92234.
AND WHEREAS, pursuant to the provisions of Government Code Sec. 66499.20.3 and City
Ordinance No. 659, said application requested the merger of the above described parcels;
and
WHEREAS, a legal description of the parcels as merged into Parcel "A", marked Exhibit"A",
and a sketch of the parcels as merged, marked Exhibit"B", are attached hereto and made a
part hereof; and
WHEREAS, said application has been duly reviewed in accordance with the Municipal Code
of the City of Cathedral City.
NOW, THEREFORE, Lot Merger No. 2021-533 as described in said Exhibit "A" is hereby
approved, and the parcels as merged and as described in Exhibit"A" and shown in Exhibit"B"
are hereby designated as a single legal parcel, Parcel "A", and said parcel is entitled to such
rights and privileges as are accorded by law.
This Certificate of Compliance relates only to issues of compliance or noncompliance with the
Subdivision Map Act, local ordinances enacted pursuant thereto, and the City's General Plan
and any applicable Specific Plans. The merged parcel described herein maybe sold, leased,
ed,
or financed without further compliance with the Subdivision MapAct or anylocal ordinance

enacted pursuant thereto. Development of Parcel "A" as described herein may require
issuance of a permit or permits, or other grants of approval.
The merged parcel described herein may not be divided or adjusted further without
compliance with the Subdivision Map act and the provisions of the Cathedral City Municipal
Code.
Lot Merger No. 2021-533 as described and shown on said Exhibit "A" is subject to the
recordation of a deed or deeds to effectuate the lot merger within ninety (90) days of the
recordation date of this Certificate of Compliance. If this lot merger is not effectuated within
the ninety (90) day period, then this approval shall be considered null and void.

PARCEL "A":
Being a merger of the following described portions of the North 100 feet as shown on map
filed in Book 10, at Page 94 of Maps, Records of Riverside County, California:
The North 100 feet of the Northwest quarter of Lot 25 of Plumley and Son Subdivision,
EXCEPTING therefrom the Westerly half thereof;
TOGETHER WITH the Westerly half of the North 100 feet of the Northwest quarter of Lot
25 of Plumley and Son Subdivision,
EXCEPTING THEREFROM all that portion of the said Northerly 100.00 feet of the
Northwest quarter of Lot 25 DESCRIBED AS Parcel 1 in the Grant Deed recorded on
August 4, 2021 , as Instrument No. 2021-0466040, in Official Records of Riverside
County, California.
SUBJECT TO an easement for public street and public utility purposes over, under,
across and through the East 30.00 feet, measured at right angles, of the said Northerly
100 feet of the Northwest quarter of said !_ot 25, described as Parcel 2 in the Grant Deed
recorded on August 4, 2021 , as Instrument No. 2021-0466040, in Official Records of said
Riverside County, California.
