FOR A VALUABLE CONSIDERATION, receipt of which is hereby acknowledged,
JUAN CARLOS DE LEON, an unmarried man,
hereby GRANTS to the CITY OF CATHEDRAL CITY, a Municipal Corporation,
the following described portions of the Northerly 100.00 feet of the Northwest quarter of Lot
25 of Plumley and Son Subdivision, as shown by map on file in Book 10, at Page 94 of
Maps, Records of Riverside County, California, in the Northwest quarter of Section 27,
Township 4 South, Range 5 East, San Bernardino Meridian:
Parcel 1:
All that portion of the said Northerly 100.00 feet of the Northwest quarter of Lot 25
lying Westerly of the following described line:
Beginning at the intersection of the Easterly right of way line of Date Palm Drive, as
described in the Grant Deed recorded on July 10, 1989, as Instrument No. 228013, in
Official Records of Riverside County, and the North line of the said Northerly 100.00 feet of
Lot 25, said point being distant North 89° 46' 09" East, 64.57 feet, measured along said
North line and its Westerly prolongation, from the intersection of the said North line and its
Westerly prolongation with the West line of said Section 27, said West line having a bearing
of North 0° 13' 53" East; said point hereinafter being referred to as "Point "A";
Thence, along said North line, North 89° 46' 09" East, 8.00 feet;
Thence, South 01° 39' 27" West, 100.05 feet to a point on the South line of said
Northerly 100.00 feet of the Northwest quarter of said Lot 25;
Thence, South 89° 46' 09" West, along said South line, 8.00 feet, to the Point of
Ending, said point being the intersection of the said South line with the Easterly right of way
line of Date Palm Drive as described in the Grant Deed recorded December 1, 1981,as
Instrument No. 222693, in Official Records of said Riverside County; said point being
distant North 89° 46' 09" East, 62.08 feet, measured along the said South line and its
Westerly prolongation, from the intersection of the said South line and its Westerly
prolongation with the said West line of Section 27.
EXCEPTING THEREFROM those portions conveyed to the County of Riverside by Deeds
recorded on November 10, 1976, as Instrument No. 173287, and on February 10, 1977, as
Instrument No. 23248, both in Official Records of Riverside County.
RESERVING UNTO THE GRANTOR an easement allowing an existing building to
encroach into the following described portion of the above described Parcel 1;
Beginning at the above described "Point A";
Thence, along the North line of said Lot 25, North 89° 46' 09" East, 8.00 feet;
Thence, South 01° 39' 27" West, 47.00 feet;
Thence, South 89° 46' 09" West, 8.00 feet;
Thence, North 01° 39' 27" East, 47.00 feet to the above "Point A".
This reserved building encroachment easement shall automatically terminate upon
demolition of the encroaching building, or upon its removal from the area of the
encroachment easement.
Parcel 2:
An easement and right of way for public street and public utility purposes over,
under, across and through the East 30.00 feet, measured at right angles, of the said
Northerly 100.00 feet of the Northwest quarter of Lot 25.

THIS IS TO CERTIFY that the interest in real property conveyed by Grant Deed
dated JU.11� , 2021, executed by JUAN CARLOS DE LEON,
Grantor, to the City of Cathedral City, a Municipal Corporation, Grantee, for
a dedication for Date Palm Drive and a public street and public utility easement
on Eagle Canyon Drive, is hereby accepted by the City Clerk of said City on this
1 day of JUV'L , 2021, pursuant to authority granted by the
City Council of said City, by Resolution No. 82-13, made on the 3rd day of
February, 1982, and the Grantee consents to recordation thereof by said City
Clerk, its duly authorized officer.
