Parcels to be Merged and Adjusted: A portion of the Northwest quarter of the Southwest quarter of the Northwest quarter of Section 16, Township 4 South, Range 5 East, San Bernardino Meridian, in the City of Cathedral City, County of Riverside, State of California, according to the Official Plat thereof, consisting of Lots 101 through 110, inclusive, of Assessor Map No. 46, as per map filed in Book 2 at Page 3 of Assessor Maps, records of Riverside County, California.. (APN 678-060-001 through 005, and 049 through 053) Location: On the East side of Landau Boulevard, between Vega Road and Corta Road. AND WHEREAS, pursuant to the provisions of Government Code Sections 66412(d), 66499.20.3 and 66499.35, and City Ordinance No. 659, said application requested the merger of and adjustment of the above described parcels; and WHEREAS, a legal description of the parcels as merged and adjusted into Parcels "A" and "B", marked Exhibit "A", and a sketch of the parcels as merged and adjusted, marked Exhibit "B", are attached hereto and made a part hereof; and WHEREAS, said application has been duly reviewed in accordance with the Municipal Code of the City of Cathedral City. NOW, THEREFORE, Lot Merger/Adjustment No. 2020-529 as described in said Exhibit "A" is hereby approved, and the parcels as merged and adjusted as described in Exhibit "A" and shown in Exhibit "B" are hereby designated as legal parcels, and said Parcels "A" and "B" are entitled to such rights and privileges as are accorded by law. This Certificate of Compliance relates only to issues of compliance or noncompliance with the Subdivision Map Act, local ordinances enacted pursuant thereto, and the City's General Plan and any applicable Specific Plans. The two (2) merged and adjusted parcels described herein may be sold, leased, or financed without further compliance with the Subdivision Map Act or any local ordinance enacted pursuant thereto. Development of Parcels "A" or "B" as described herein may require issuance of a permit or permits, or other grants of approval. The merged and adjusted parcels described herein may not be divided or adjusted further without compliance with the Subdivision Map act and the provisions of the Cathedral City Municipal Code. Lot Merger/Adjustment No. 2020-529 as described and shown on said Exhibits "A" and "B" is subject to the recordation of a deed or deeds to effectuate the lot merger/adjustment within ninety (90) days of the recordation date of this Certificate of Compliance. If this lot 1 merger/adjustment is not effectuated within the ninety (90) day period, then this approval shall be considered null and void.
