WHEREAS, an application for a Certificate of Compliance No. 2016-486 on three(3)
adjoining parcels of real property located on the north side of Dinah Shore Drive (formerly
34th Street), west of Via Altamira, generally known as the Mountain View Apartments, at
68680 Dinah Shore Drive, in the City of Cathedral City, was received by the City of
Cathedral City from the record owner of the said three parcels:
2010 Melba E. Horn Trust, Melba E. Horn initial trustee, as to an undivided one-half
interest; and
Regions Bank, Trustee of the Third Amended and Restated DBH Trust dated
October 2, 2002, as to an undivided one-half interest; and
WHEREAS, the three said parcels were involved in an application to the City of
Cathedral City for a lot line adjustment, submitted in September, 1982, under Lot Line
Adjustment Case No. 5-003; and
WHEREAS, said application was reviewed and approved by the City of Cathedral
City, and a Certificate of Compliance showing such approval was recorded on July 19,
1983, as Instrument No. 144109, in Official Records of said Riverside County; and
WHEREAS, the said recorded Certificate of Compliance did not contain a legal
description of the three parcels as adjusted, but contained only a sketch, marked Exhibit
"B", showing the proposed configuration of the three said parcels after the lot line
adjustment; and
WHEREAS, the deeds to the parcels recorded by their owners to effectuate the
approved lot line adjustment did not match the configuration of the approved lot line
adjustment shown in the sketch because the sketch of the proposed lot line adjustment
erroneously showed portions of property within the said parcels which had previously been
deeded to the County of Riverside; and
WHEREAS, the present owners of said parcels now wish to clarify and correct this
discrepancy between the recorded deeds and the sketch shown in the lot line adjustment
approved and recorded in 1983 and have submitted an application for the approval and
issuance of a new Certificate of Compliance stating that the three parcels as they now exist
are recognized as legal parcels, and do comply with the applicable provisions of the

Subdivision Map Act and local ordinances; and
WHEREAS, said application for a Certificate of Compliance has been duly reviewed
in accordance with the Municipal Code of the City of Cathedral City.
NOW, THEREFORE, the said three parcels, as described as Lots 1, 2 and 3 in
Exhibit "A", which is attached hereto and made a part hereof, and as shown in the
sketches, marked Exhibit "B", which is also attached hereto and made a part hereof, are
hereby found to comply with the provisions of the State Subdivision Map Act and with local
ordinances enacted pursuant thereto and are hereinafter designated as legal parcels,
entitled to such rights and privileges as are accorded it by law.
The erroneous sketch, marked Exhibit "B", in the Certificate of Compliance for Lot Line
Adjustment No. 5-003, recorded on July 19, 1983, as Instrument No. 144109, in Official
Records, is hereby rescinded and is hereby replaced by the legal descriptions and
sketches in this Certificate of Compliance No. 2016-486.
This Certificate of Compliance relates only to issues of compliance or noncompliance with
the Subdivision Map Act and local ordinances enacted pursuant thereto. The three said
parcels as described above may be sold, leased, or financed without further compliance
with the Subdivision Map Act or any local ordinance enacted pursuant thereto.
Development of the said parcels described above or their subdivision, adjustment or
merger may require issuance of a permit or permits, or other grants or conditions of
approval.
