LOT LINE ADJUSTMENT NO. 2020-527
(Government Code Sec. 66412d)
An application for Lot Line Adjustment No. 2020-527, for the adjustment of property lines
between the following described three (3) adjoining lots, located in the City of Cathedral
City, on the south side of Verano Road, east of Avenida Maravilla, was received by the
City of Cathedral City from the following record owner of the said Lots:
Property Descriptions and Owner:
Lots 394, 395 and 396 of Palm Springs Highlands Unit No. 2, as per map filed in
Book 36, at Pages 98 and 99, of Maps, in the office of the County Recorder of
Riverside County, California. APN 678-102-003, 004 and 005
Owner: CDL Construction Inc., a California corporation, and
Just Amore, LLC, a Florida limited liability company.
A legal description of the three (3) adjusted parcels, Parcel "A" , Parcel"B"and Parcel "C,
marked Exhibit "A", is attached hereto and made a part hereof.
A sketch of the three (3)adjusted parcels, marked Exhibit"B", is attached hereto and made
a part hereof.
The said application has been duly reviewed in accordance with the Municipal Code of the
City of Cathedral City, and the parcels as adjusted conform with the City General Plan,
applicable Specific Plans, and the City Zoning Ordinance.
Lot Line Adjustment No. 2020-527 as described and shown on said Exhibit"A" and Exhibit
"B" is hereby APPROVED, subject to the recordation of a deed or deeds to effectuate the
lot line adjustment within ninety (90) days of the recordation date of this Notice. If this lot
line adjustment is not effectuated within the ninety(90) day period, then this approval shall
be considered null and void.
Development of the adjusted parcels described herein or their further subdivision or
adjustment may require issuance of a permit or permits, or other grants of approval. The
three adjusted parcels described herein may not be divided or adjusted further without
compliance with the Subdivision Map Act and the provisions of the Cathedral City Municipal
Code.
