GRANT OF EASEMENT
FOR VALUABLE CONSIDERATION, receipt of which is hereby acknowledged,
AGUA CALIENTE BAND OF CAHUILLA INDIANS, a federally recognized Indian Tribe,
hereby GRANTS to the CITY OF CATHEDRAL CITY, a Municipal Corporation,
an easement and right of way for public highway and public utility purposes, over,
under, across and through those portions of Lots 70, 71 , 72 and 73 of Cathedral City, all
as shown by map filed in Book 13, at Pages 24 through 26, inclusive, of Maps, Records
of Riverside County, California, as more particularly described in Exhibit "A" and
depicted in Exhibit "B," which are attached hereto and made a part hereof.
SUBJECT TO easements, encumbrances, covenants, conditions and restrictions of
record, if any.

EXHIBIT "A"
EAST PALM CANYON
PUBLIC ROAD AND UTILITY EASEMENT
LEGAL DESCRIPTION
Those portions of Lots 70, 71, 72 and 73 as shown by Cathedral City Map on file in
Book 13, Pages 24, 25 and 26 of Maps, in the Office of the County Recorder of
Riverside County, City of Cathedral City, State of California, lying within Section 33,
Township 4 South, Range 5 East, San Bernardino Meridian, and lying Southwesterly of
the following described line:
COMMENCING at the centerline intersection of Monty Hall Drive (formerly Van Fleet
Avenue) and East Palm Canyon Drive (formerly Broadway) as shown on said Cathedral
City Map;
THENCE along the centerline of said Monty Hall Drive, North 00°07'02" East, a distance
of 83.89 feet;
THENCE South 89°52'58" East, a distance of 30.00 feet to a point on the Easterly right
of way line per document recorded December 5, 1997 as Instrument 447846 (30.00 foot
half width) of said Monty Hall Drive, and the beginning of a non-tangent 9.00 foot radius
curve concave Northeasterly, a radial line bears North 89°52'58" West, said point also
being the TRUE POINT OF BEGINNING;
THENCE Southeasterly along the arc of said curve through a central angle of 70°3T10",
a distance of 11.09 feet;
THENCE South 70°30'08" East, a distance of 146.69 feet to the beginning of a tangent
278.00 foot radius curve concave Southwesterly;
THENCE Southeasterly along the arc of said curve through a central angle of 03°51'41",
a distance of 18.74 feet to a point on the Southerly line of said Lot 70, said point being
Westerly a distance of 28.41 feet along said Southerly line to the Southeast Corner of
said Lot and the POINT OF TERMINATION.
EXCEPTING THEREFROM the following parcels of land:
A. That portion of Lot 73 described in the Grant Deed recorded on December 5,
1997, as Instrument No. 447846.
B. That potion of Lot 72 described as the EXCEPTION in the Grant Deed recorded
on December 5, 1997, as Instrument No. 447845.
C. That portion of Lot 71 described in the Grant of Easement recorded on April 29,
1992, as Instrument No. 152484, all in Official Records of Riverside County.

CITY OF CATHEDRAL CITY
CERTIFICATE OF ACCEPTANCE
THIS IS TO CERTIFY that the interest in real property conveyed by Grant of
Easement dated September 15, 2020, executed by Agua Caliente Band of
Cahuilla Indians, Grantor, to the City of Cathedral City, a Municipal
Corporation, Grantee, for a public highway and public utility easement on East
Palm Canyon Drive, is hereby accepted by the City Clerk of said City on this
236 day of Sephrn , 2020, pursuant to authority granted by the City Council
of said City, by Resolution No. 82-13, made on the 3rd day of February, 1982,
and the Grantee consents to recordation thereof by said City Clerk, its duly
authorized officer.
