between the following described two (2) adjoining parcels, located southerly of Varner
Road, westerly of Bob Hope Drive, was received by the City of Cathedral City from the
following record owners of the said parcels:
Property Description:
Those portions of Section 11, Township 4 South, Range 5 East, San Bernardino
Meridian, in the City of Cathedral City, County of Riverside, State of California,
described as Parcels "A" and "B" in that certain Certificate of Compliance No.
2017-490, recorded on March 9, 2017, as Instrument No. 2017-0098835, in
Official Records of Riverside County. (APN 670-070-001 and 670-080-007)
Record Owners:
Kimberlee Sue Fredericks-Lombardellii, Trustee of the Guiditta Family Trust, dated
July 26, 1993, as to an undivided 25% interest;
NPH Estates, LLC, a California limited liability company, as to an undivided
65.625% interest; and
Marco Rossetti, as Appointed Successor Trustee of the Section 13 Trust, dated
June 14, 1988, as to an undivided 9.375% interest.
A legal description of the two parcels, as adjusted, marked Exhibit"A", is attached hereto

Lot Line Adjustment No. 2017-491 as described and shown on said Exhibit"A"and Exhibit
"B" is hereby APPROVED, subject to the recordation of a deed or deeds between the
record owners to effectuate the lot line adjustment within sixty(60) days of the recordation
date of this Notice. If this lot line adjustment is not effectuated within the sixty (60) day
period, then this approval shall be considered null and void.
Development of the adjusted parcels described herein or their further subdivision or
adjustment may require issuance of a permit or permits, or other grants of approval. The
two adjusted parcels described herein may not be divided or adjusted further without
compliance with the Subdivision Map Act and the provisions of the Cathedral City
Municipal Code. ` /
