Owner: Valley Property Ventures, LLC, a Wyoming Limited Liability Company Lot 518 of Palm Springs Country Club Estates Unit No. 3 in the City of Cathedral City, County of Riverside, State of California, recorded in Book 34, Pages 73 and 74 of maps, records of said county. Owner: Valley Property Ventures, LLC, a Wyoming Limited Liability Company That portion of Lot "S" described in the "Quitclaim Deed" recorded as Document Number 2018-0252395 on June 22, 2018, Official Records of Riverside County, California. Owner: Valley Property Ventures, LLC, a Wyoming Limited Liability Company That portion of Lot "A" as vacated per the "Cathedral City Council Resolution No. 2005-89" recorded as Document Number 2005-1043211 on December 19, 2005, Official Records of Riverside County, California. Owner: Valley Property Ventures, LLC, a Wyoming Limited Liability Company A legal description of the two new parcels, as adjusted, marked Exhibit "A", is attached hereto and made a part hereof. A sketch of the two parcels, as adjusted, marked Exhibit "B", is attached hereto and made a part hereof. 1 The said application has been duly reviewed in accordance with the Municipal Code of the City of Cathedral City, and the parcels as adjusted conform with the City General Plan, applicable Specific Plans, and the City zoning ordinance. Lot Line Adjustment No. 2018-504 as described and shown on said Exhibit "A" and Exhibit "B" is hereby APPROVED, subject to the recordation of a deed or deeds to effectuate the lot line adjustment within ninety (90) days of the recordation date of this Notice. If this lot line adjustment is not effectuated within the ninety (90) day period, then this approval shall be considered null and void. Development of the adjusted parcels described herein or their further subdivision or adjustment may require issuance of a permit or permits, or other grants of approval. The two adjusted parcels described herein may not be divided or adjusted further without compliance with the Subdivision Map Act and the provisions of the Cathedral City Municipal Code.
