CERTIFICATE OF COMPLIANCE 7S-0 NO. 2015-479 (Government Code Sec. 66499.35) WHEREAS, an application fora Certificate of Compliance No. 2015-479 on three(3) parcels of real property located on the east side of Eagle Canyon Drive, at 34870, 34928 and 34960 Eagle Canyon Drive, in the City of Cathedral City, was received by the City of Cathedral City from the record owner of two of said parcels: Mark Adams, Receiver for 34928 and 34960 Eagle Canyon Drive, pursuant to Superior Court Case PSC-1401152; and WHEREAS, the three said parcels were involved in an application to the City of Cathedral City for a lot line adjustment, under Lot Line Adjustment Case No. 2002-333, which lot line adjustment proposed the adjustment of lot lines between Lots 15, 18, and 19 of Cathedral Estates, as shown on the map filed in Book 22, at Page 94, of Maps, in the office of the County Recorder of Riverside County, California; and WHEREAS, said application was reviewed and approved by the City of Cathedral City, and an instrument showing such approval was recorded on April 29, 2004, as Instrument No. 2004-0315810, in Official Records of said Riverside County; and WHEREAS, the approval of said lot line adjustment was contingent upon the owners of the parcels to deed portions of the parcels to one another to effectuate the adjustment, but the deeding of such portions and the recordation of the needed deeds to effectuate the adjustment never took place; and WHEREAS, the present owners of said parcels now wish to rescind the former approved lot line adjustment No. 2002-333, and desire the City to issue a Certificate of Compliance stating that the three parcels as they existed prior to the approval of lot line adjustment 2002-333 are recognized now as legal parcels, and comply with the applicable provisions of the Subdivision Map Act and local ordinances; and WHEREAS, said application for a Certificate of Compliance has been duly reviewed in accordance with the Municipal Code of the City of Cathedral City. NOW,THEREFORE, the said three parcels, as described below are hereby found to comply with the provisions of the State Subdivision Map Act and with local ordinances enacted pursuant thereto and are hereinafter designated as legal parcels, entitled to such 1 rights and privileges as are accorded it by law: Lots 15, 18, and 19 of Cathedral Estates, as shown on the map filed in Book 22, at Page 94, of Maps, in the office of the County Recorder of Riverside County, California. (Lot 15: APN 673-171-013: 34960 Eagle Canyon Drive) (Lot 18: APN 673-171-014: 34928 Eagle canyon Drive) (Lot 19: APN 673-171-025 & 026: 34870 Eagle Canyon Drive) The instrument recorded on April 29, 2004, as Instrument No. 2004-0315810 in Official Records, is hereby rescinded. This Certificate of Compliance relates only to issues of compliance or noncompliance with the Subdivision Map Act and local ordinances enacted pursuant thereto. The three said parcels as described above may be sold, leased, or financed without further compliance with the Subdivision Map Act or any local ordinance enacted pursuant thereto. Development of the said parcels described above or their subdivision, adjustment or merger may require issuance of a permit or permits, or other grants or conditions of approval.
