An application for Lot Merger and Lot Line Adjustment No. 2017-495, for the merger and
adjustment of property lines between the following described three (3) adjoining parcels
to create two (2) new parcels, located in the City of Cathedral City between Cathedral
Canyon Drive and Wishing Well Trail, north of Dinah Shore Drive, was received by the City
of Cathedral City from the following record owner of the said parcels:
Property Description:
Parcels 1, 2 and 3 as described in the Certificate of Compliance for Lot Line
Adjustment No. 2014-475, recorded on January 22, 2015, as Instrument No. 2015-
0028026, in Official Records of Riverside County, California.
(APN 680-452-058, 059 and 060)
Record Owner of Parcels:
Holt Opportunity Fund (Parallel 1) 2013, L.P., a Delaware Limited Partnership.
A legal description of the two new parcels, as adjusted, marked Exhibit "A", is attached
hereto and made a part hereof.
A sketch of the two parcels, as adjusted, marked Exhibit "B", is attached hereto and made
a part hereof.
The said application has been duly reviewed in accordance with the Municipal Code of the
City of Cathedral City, and the parcels as merged and adjusted conform with the City
General Plan, applicable Specific Plans, and the City zoning ordinance.
Lot Merger and Lot Line Adjustment No. 2017-495 as described and shown on said Exhibit
"A" and Exhibit "B" is hereby APPROVED, subject to the recordation of a deed or deeds to
effectuate the lot line adjustment within sixty (60) days of the recordation date of this
Notice. If this lot line adjustment is not effectuated within the sixty (60) day period, then
this approval shall be considered null and void.

two adjusted parcels described herein may not be divided or adjusted further without
compliance with the Subdivision Map Act and the provisions of the Cathedral City
Municipal Code.
