WHEREAS, an application for Lot Merger No. 2016-483, for the merger of two (2)
adjoining parcels of real property as described below was received by the City of
Cathedral City from the following described record owner of said parcels:
Owner: Yury Gershfeld, a single man;
Parcels to be merged: Lots 836 and 837 of Rancho Ramon No. 12, in the City of
Cathedral City, County of Riverside, State of California, as per Map on file in Book 31, at
Pages 20 and 21, of Maps, records of said Riverside County.
(Assessor Parcels 678-294-020 and 021)
Location: on south side of Aliso Road, west of Avenida Ximino, in the City of Cathedral
City.
AND WHEREAS, pursuant to the provisions of Government Code Sec. 66499.20.3 and
City Ordinance No. 659, said application requested the merger of the above described
parcels; and
WHEREAS, a legal description of the parcels as merged into Parcel "A", marked Exhibit
"A", is attached hereto and made a part hereof; and
WHEREAS, said application has been duly reviewed in accordance with the Municipal
Code of the City of Cathedral City.
NOW, THEREFORE, Lot Merger No. 2016-483 as described in said Exhibit "A" is
hereby approved, and the parcels as merged and as described in Exhibit "A" are hereby
designated as a single legal parcel, Parcel "A", and said parcel is entitled to such rights
and privileges as are accorded by law.
This Certificate of Compliance relates only to issues of compliance or noncompliance with
the Subdivision Map Act , local ordinances enacted pursuant thereto, and the City's
General Plan and any applicable Specific Plans. The merged parcel described herein may
be sold, leased, or financed without further compliance with the Subdivision Map Act or any
local ordinance enacted pursuant thereto. Development of Parcel "A" as described herein
may require issuance of a permit or permits, or other grants of approval.
The merged parcel described herein may not be divided or adjusted further without
compliance with the Subdivision Map act and the provisions of the Cathedral City Municipal
Code.

LEGAL DESCRIPTION OF PARCELS AS MERGED
PARCEL "A":
Being a merger of Lots 836 and 837 of Rancho Ramon No. 12, in the City of Cathedral
City, County of Riverside, State of California, as per Map on file in Book 31, at Pages 20
and 21, of Maps, records of said Riverside County, described as follows:
Beginning at the Southeast corner of said Lot 836;
Thence, South 89° 51' West, along the South lines of said Lots 836 and 837, a distance
of 125.00 feet to the Southwest corner of said Lot 837;
Thence, North 00° 01' East, along the West line of said Lot 837, to the Northwest corner
thereof;
Thence, North 89° 51' East, along the North lines of said Lots 837 and 836, a distance of
104.94 feet to the beginning of a tangent curve, concave Southwesterly and having a
radius of 20.00 feet;
Thence, Southeasterly along said curve, through a central angle of 90° 10", an arc
distance of 31.47 feet to a point on the East line of said Lot 836;
Thence, South 00° 01' West, along said East line, a distance of 99.94 feet to the Point of
Beginning.
