All of the foregoing agreements and covenants shall run with the land, and shall inure to the benefit of and be enforceable by Grantor which is specifically made a third party beneficiary of these covenants, and their successors and assigns. 4. In the event of any breach of the covenants contained herein, Grantor shall have the right to exercise all the rights and remedies available at law or in equity to enforce these covenants.
