Code Sec. 6103 and 27383 1 Page DA PCOR Misc Long RFD 1st Pg Adtl Pg Cert CC y � SIZE NCOR SMF iCHT: CERTIFICATE OF COMPLIANCE CONFIRMING LOT MERGER NO. 05-022 (Government Code Sec. 66499.20.2) (Government Code Sec. 66499.35) (City Ordinance No. 659) WHEREAS, an application for Lot Merger No. 05-022, for the merger of two (2) adjoining parcels of real property was received by the City of Cathedral City from the record owners of said parcels in 1985, and a Certificate of Compliance for said merger was duly approved and recorded on July 15, 1985, as Instrument No. 154450, in Official Records of Riverside County, California; and WHEREAS, a subsequent Certificate of Compliance for Lot Merger No. 05-022 was approved and recorded on March 2, 1989, as Instrument No. 64448, in said Official Records, at the request of the property owners at that time in order to clarify and confirm that the two adjoining parcels were intended to be merged into one single parcel; and WHEREAS, the property as merged by the above recorded documents is still shown in the Riverside County Assessor records as two separate parcels with separate assessor parcel numbers, APN 680-293-019 and 680-293-020, which has caused confusion as to the status of the property; and WHEREAS, it is in the best public interest at this time to confirm again that it is the intent of the current property owner, Hurwurth, LLC, and the City of Cathedral City that the parcels described in Exhibit "A", attached hereto and made a part hereof, shall be considered as one single parcel, as was intended by the above mentioned 1985 and 1989 recordings. NOW,THEREFORE, Lot Merger No. 05-022 as described in the above Certificates of Compliance recorded in 1985 and 1989, and as described in the attached Exhibit"A" is hereby confirmed again, and the portions of Lot 3 of Rancho Vista Estates, as per map recorded in Book 21, at Page 79, of Maps, in the office of the County Recorder, as described in said Certificates of Compliance and in the attached Exhibit "A" , have been merged and are again hereby designated as a single legal parcel, Parcel "A", and said Parcel "A" is entitled to such rights and privileges as are accorded by law. This confirming Certificate of Compliance relates only to issues of compliance or noncompliance with the Subdivision Map Act , local ordinances enacted pursuant thereto, and the City's General Plan and any Specific Plans. The merged parcel, Parcel "A", described herein may be sold, leased, or financed without further compliance with the Subdivision Map Act or any local ordinance enacted pursuant thereto. Development of Parcel"A"as described herein may require issuance of a permit or permits, or other grants of approval. The merged parcel described herein as Parcel "A" may not be divided or adjusted further without compliance with the Subdivision Map act and the provisions of the Cathedral City Municipal Code.
