WHEREAS, an application for Lot Merger No. 2017-494, for the merger of three (3)
adjoining parcels of real property as described below was received by the City of
Cathedral City from the following described record owner of said parcels:
Owner: City of Cathedral City, as Housing Successor Agency to the former
Redevelopment Agency of Cathedral City; and
Allan Gruskin, buyer under contract of sale;
Parcels to be merged:
APN 687-215-001: The North 35 feet of the West 75 feet of Lot 203 of Cathedral City, as
shown by map on file in Book 13, at Pages 24, 25 and 26, of Maps, records of Riverside
County, California;
APN 687-215-002: The Westerly 75 feet of the Southerly 60 feet of the Northwest quarter
of Lot 203 of Cathedral City, as shown by map on file in Book 13, at Pages 24, 25 and 26,
of Maps, records of Riverside County, California;
APN 687-215-003: The East 25 feet of the Northwest quarter of Lot 203 of Cathedral City,
as shown by map on file in Book 13, at Pages 24, 25 and 26, of Maps, records of Riverside
County, California;
Location: on East side of Cathedral Canyon Drive, between "C" Street and "D" Street.
AND WHEREAS, pursuant to the provisions of Government Code Sec. 66499.20.3 and
City Ordinance No. 659, said application requested the merger of the above described
parcels; and
WHEREAS, a legal description of the parcels as merged into Parcel "A", marked Exhibit
"A", and a sketch of the parcels as merged, marked Exhibit "B", are attached hereto and
made a part hereof; and
WHEREAS, said application has been duly reviewed in accordance with the Municipal
Code of the City of Cathedral City.
NOW, THEREFORE, Lot Merger No. 2017-494 as described in said Exhibit"A"and
shown on Exhibit "B" is hereby approved, and the parcels as merged and as described in
Exhibit "A" are hereby designated as a single legal parcel, Parcel "A", and said parcel is
entitled to such rights and privileges as are accorded by law.
This Certificate of Compliance relates only to issues of compliance or noncompliance with
the Subdivision Map Act , local ordinances enacted pursuant thereto, and the City's
General Plan and any applicable Specific Plans. The merged parcel described herein may
be sold, leased, or financed without further compliance with the Subdivision Map Act or any
local ordinance enacted pursuant thereto. Development of Parcel "A"as described herein
may require issuance of a permit or permits, or other grants of approval.
The merged parcel described herein may not be divided or adjusted further without
compliance with the Subdivision Map act and the provisions of the Cathedral City Municipal
Code.
