WHEREAS, an application for a Certificate of Compliance No. 2017- 493 on one
parcel of vacant real property located on the southerly side of East Palm Canyon Drive,
west of Cree Road, within Section 29, Township 4 South, Range 5 East, San Bernardino
Meridian, in the City of Cathedral City, County of Riverside, State of California, was
received by the City of Cathedral City from the record owner of the said parcel:
KEA Corporation, a California Corporation; and
WHEREAS, the said parcel is more particularly described in the legal description
marked Exhibit "A", and shown on the sketch marked Exhibit "B", which are attached
hereto and made a part hereof; and
WHEREAS, said application for a Certificate of Compliance has been duly reviewed
in accordance with the Municipal Code of the City of Cathedral City.
NOW, THEREFORE, the said parcel, described as Parcel "A" in said Exhibit"A", is
hereby found to comply with the provisions of the State Subdivision Map Act and with local
ordinances enacted pursuant thereto and is hereinafter designated as a legal parcel,
entitled to such rights and privileges as are accorded it by law.
This Certificate of Compliance relates only to issues of compliance or noncompliance with
the Subdivision Map Act and local ordinances enacted pursuant thereto. The said parcel
as described in Exhibit"A" may be sold, leased, or financed without further compliance with
the Subdivision Map Act or any local ordinance enacted pursuant thereto. Development of
the said parcel described in Exhibit"A" or its subdivision, adjustment or merger may require
issuance of a permit or permits, or other grants or conditions of approval.

a portion of Lot 28 of Section 29,Township 4 South, Range 5 East,San Bernardino Meridian, as shown by
a Map of Palm Valley Colony Lands on file in Book 14, Page 652 of Maps, Records of the County of San
Diego,State of California, more particularly described as follows:
COMMENCING at the southwesterly corner of that certain parcel of land described in a Grant Deed from
FRED R. MOTTLE and JUANITA R. MOTTLE, husband and wife as joint tenants to the MOTTLE
CORPORATION, recorded October 15, 1957 as Instrument No. 74002 of Official Records of the County of
Riverside,State of California, said point also being the southwest corner of PARCEL"B"of CERTIFICATE
OF COMPLIANCE—LOT LINE ADJUSTMENT NO. 2010-460, recorded November 14, 2013 as Doc.#2013-
0540961 of Official Records of said County of Riverside, State of California;
Thence along the westerly line of said Grant Deed also being the westerly line of PARCEL"B" and
